When buying or selling a house, having a professional inspection done is a must! For a home buyer, home inspections will reveal all of the flaws within the house and how grave they are. Accordingly, they can decide if they want to deal with them or look for a new property to purchase. For sellers, the home inspection results will enable them to repair or renovate the place to increase the value of their home and reduce the chances of buyers walking away.

However, for a home inspection to deliver value, it must be performed by an unbiased third party, and it must be thorough. To ensure your home inspection is completed accurately, you need to check what kind of inspection services your home inspector provides. At Lizotte Inspection Services, we offer a whole range of inspection services to ensure your home or prospective house is in good condition. To show you how we conduct thorough inspections, we’ve put together a handbook to our home inspection services.

1. Structural inspection
We perform a thorough inspection of homes from the roof to the basement and crawlspace and everything in between. By checking the inside and outside structure of a house, we make sure there are no unnoticed issues.

2. Appliance testing
Besides the state of a house, we also look at the different electrical appliances and test them to ensure they are working correctly and aren’t a safety hazard. We even perform ongoing monthly recall checking to ensure that your devices will not cause you trouble.

3. Household facilities inspection
When it comes to household facilities, we look at three main categories, electrical panels and outlets, plumbing systems and all water sources, and heating and cooling systems. We also inspect your windows, doors, and flooring. That way, you know if you are receiving the best out of your facilities or if they need repairs, replacements, or reinstallations.

4. Inspection walkthroughs
While performing the inspection, we expect you to be present to walk you through our findings. If you any questions, we can answer them then and there before leaving the premises, so you know exactly what we’re talking about.

5. Detail reporting
Once the inspection is completed, we will send you an in-depth electronic report via email on the same day with over fifty pictures and comments. In addition to our findings, the report will also include seasonal maintenance tips to guide you through the years to come.

What you need to do

a. Get the correct details
When booking your inspection, make sure you have the address, the listing number (if there is one), your contact information, the size and year of the house, and anything else special about the house (like the type, year, size, garages, acreage, suited, etc.). These details are essential, so we can find the property and legally enter and perform an inspection.

b. Set up an inspection date
Next, you need to arrange with your realtor or the seller for the date of the inspection and then confirm it with us. When setting the inspection date with the seller, make sure they know how long we will be there to inspect the property. Usually, we provide an estimated time based on the details you provide us.

c. Be present
Finally, on the day of the inspection, you need to be available for the walkthrough. We usually give you one hour’s notice. This is when payment is made for the inspection. You can bring the amount with you. We accept cash, cheques, or e-transfers based on your convenience.
